Education

To maximize your experience, your personal Coach will customize your Coaching sessions. Based on your desires and objectives, your Coach will create a 6-session curriculum to help you reach your goals. Most Coaching students will begin with foundational topics, such as: Introductory Goal- Setting, Understanding Your Marketplace, and the Property Analysis Wizard (P.A.W.)™. Then, depending on your real estate goals, you will move into more specialized topics such as: Pre-Foreclosures/Foreclosures, and REOs; Wholesaling; Buy and Hold; Short Sales; Fix and Flip/Rehab; Lease Options; Subject To; and Tax Liens and Deeds. Your Coach will lead you on a personal path, based on where you want to go!

A typical Coaching curriculum for a novice investor with a Buy and Hold strategy may look like this:

Session 1 – Introductory Goal-Setting
Session 2 – Understanding Your Marketplace
Session 3 – Property Analysis Wizard (P.A.W.)™
Session 4 – Pre-Foreclosures/Foreclosures, and REOs
Session 5 – Wholesaling
Session 6 – Buy and Hold

Your Coach will create your 6-session curriculum, drawing from a range of topics including, but not limited to:

Introductory Goal-Setting
* Discuss goal setting
* How to start building Real Estate power team

Understanding Your Marketplace
* The importance of analyzing the marketplace
* How to determine current trends in the market

Property Analysis Wizard (P.A.W.)™
* Understanding how to analyze a property
* How to use the P.A.W.™ program

Pre-Foreclosures/Foreclosures, and REOs
* The foreclosure process
* How to find the properties in default
* How to determine the best options to utilize defaulted properties

Wholesaling
* Define Wholesaling
* Determine resources needed to be successful in wholesaling
* How to structure a wholesale deal

Buy and Hold
* Long term vs. short term strategies
* How to find good deals
* How to determine Cash Flow

Short Sales
* Define short sales
* Determine when to utilize the short sale strategy
* Short sale process

Fix and Flip/Rehab
* What makes a good fix and flip deal
* Discuss the importance of understanding repair costs

Lease Options
* How to determine when to use a lease option
* How to structure a good lease option

Subject To
* Define ”Subject To”
* Benefits of utilizing a Subject To deal
* Risks of structuring a Subject To transaction

Tax Liens and Deeds
* Understand the difference between tax lien certificates and a tax deed
* Determine if tax liens or deeds are better for you
* How to use the tax lien timeline
